Listed just under $4M. The owner was the architect and the house was immaculate, so there was nothing wrong with it to negotiate on.

We started low anyway to set the anchor, and sent the comps behind our number so the seller could see the logic rather than just a lowball. Multiple offers came in. Ours won, and it closed at $3.58M.
