The clients saw it the first day it was on the market and told me this was the one. This was 2021: the market was running well above the comps, and there were twenty showings scheduled that day alone. Waiting for offer day meant competing with all of them.
We put in a preemptive offer that day. I was going back and forth with the listing agent until 3am. By 6am we were in contract, before a single other offer came in. Then I handled the appraisal myself so nothing came back to bite the clients on a price that far above comps. It appraised at contract.
