Saratoga tear-down sold $500K over list — $600K above the off-market offers

We had off-market offers on this property around $2.9M and spent real time evaluating them. We decided to take it to the open market anyway.

It closed at $3.5M, $500K over list and $600K above what the off-market buyers had put forward. The sale price landed almost exactly where the finished house next door had appraised, and this was a tear-down.
